ARRIVAL
The Edge is situated on Beacon Road in the village of Kingswear, directly across the River Dart from Dartmouth. Kingswear can be accessed directly from the east of the country via the A380 switching to the A379 after Paignton and finally onto the B3205. From the west, Kingswear is accessed by 2 car ferries running a frequent service from Dartmouth. There is also an additional passenger ferry service between Kingswear and Dartmouth. Please be aware that Beacon Road is high walled on both sides and very narrow in places (c6’6” or c198cm) such that some larger modern sized cars cannot fit down it to reach The Edge. Guests are advised on their arrival to initially stop on Church Hill at the junction with Beacon Road (opposite the church) and walk on foot first to familiarise themselves with the narrowness of the road before deciding to proceed by car or not.
ENTRY
You will access The Edge off Beacon Road via the furthest left hand door (width: c77cm) of the set of 4 cedar wood garage doors. The property name is identified on a wall mounted slate sign to the left of the garage doors and a keysafe is located below this. You will be provided with the code for the key safe in a separate communication in advance of your arrival. There are 2 locks on this external door. At night you may require a torch for ease of access to the outside keysafe and/or keyholes. There is step free access from the street with a small lip to the concrete screed flooring. Light is provided by 3 windows to the left and automatic motion sensitive ceiling lights (10 recessed spotlights).
CAR PARKING
There is free parking on Beacon Road, both directly outside The Edge and further along the street, where turning is also possible. The garage itself can accommodate a small to medium sized car, should you wish to use it during your stay, and detailed instructions for the opening of the garage doors are provided inside the property. The garage has a slope up from the outside road and the dimensions are c290cm wide by c425cm long by c210cm tall. Please be aware that turning into and out of the garage can be difficult, especially if cars are parked opposite so parking on the street is certainly your easiest option. Spaces on the road cannot always be guaranteed but alternative free parking (also avoiding the narrow Beacon Road access) is available nearby on Ridley Hill and Castle Road or paid parking can be found either behind Kingswear Train Station (c200m) or in Darthaven Marina (c400m), also with electric charging.
THE HOUSE
The living accommodation is accessed from the garage by the internal, lockable firedoor (width: 75cm) opposite the garage doors onto a wooden floored hallway at First Floor level.
Bedroom 1
From the hall landing beyond the door there is a small threshold drop to the carpeted flooring in the bedroom, the doorway has a sliding mechanism and when open has a width of 70cm. The room has one large ceiling light and two wall mounted side lights plus natural light from two floor to ceiling lockable glass patio doors.
The super king sized bed is situated in the middle of the room against the back wall and the height of the mattress is 55cm. There are built-in bedside tables either side of the bed which are 52cm high and the wall mounted lights are above these. There is a large double wardrobe to the right of the bed and this has hanging and shelving space. There are electrical sockets on either side of the bed above the bedside tables.
A flat screen TV is wall mounted to the left of the room and this has a measurement of 124cm from floor to underside and 156cm from floor to the top of the screen. A wicker chair is placed in the corner of the room and this has a 47cm floor to seat height and then 62cm floor to arm height.
The 2 sliding floor to ceiling patio doors are on the far left corner and across the far wall, when fully open the door measures 83cm in width and there is a step down onto the balcony of 17cm. Once outside there is a wraparound wooden floored balcony with a glass safety panel which measures 111cm high. On the balcony there are 2 teak armchairs. These patio doors have blinds and thin curtains.
Bedroom 1 Ensuite
The ensuite bathroom is adjacent to the bedroom and there is a small threshold down onto tiled flooring through a sliding doorway with a width of 72cm. This bathroom has two automatic floor lights and 3 recessed spotlights. The room has a wall mounted towel rail above the toilet.
The sink is opposite the doorway and this has a height of 87cm, the conventional toilet is positioned to the right of this and is 43cm from floor to lip of the seat. There is a walk-in shower to the far right which has step free access, the width between the wall and the shower screen is 63cm, the cubicle measures 120cm x 84cm.
First to Ground Floor Staircase
There is a wooden spiral staircase to the ground floor which has a metal banister to the right side. The staircase is illuminated by 1 window and 3 wall mounted lights. There are 13 steps in total each measuring 19cm in height.
At the foot of the stairs you enter the open plan hallway and kitchen area with wooden flooring throughout. The hallway is lit by 3 spotlights.
Kitchen/Dining/Livingroom
There is wooden flooring and the width between the wall and kitchen counter upon entering is 89cm. The kitchen has four recessed spotlights and the top cupboards have some low back lighting.
The work surface is 90cm high and there are built in cupboards above and below the countertop plus a separate peninsula opposite with the sink, kettle & toaster. Crockery is stored at a high level, pans at a low level. The kitchen includes a built-in induction hob, extractor fan and low-level oven, also a full size dishwasher and low-level fridge with small ice compartment. Electrical sockets are located above worktop height.
The dining area is entered from the kitchen area between a wall to the left and the kitchen countertop peninsula, this entry width is 72cm with step free access on the wood flooring. There are 3 recessed spotlights in this area. There is a built-in cushioned bench behind the kitchen island including table and another bench on the opposite side, both benches have a floor to seat height of 43cm and the wooden table is 76cm high.
The living area is at the far end of the room, and is lit by 6 recessed spotlights and two large floor to ceiling patio doors which cover the majority of the far and left wall. This area is open plan from the dining so there is step free access still on the wood flooring however there is a rug positioned centrally. The room consists of one 2 seater sofa to the right and to the left there are two lounging chairs. A coffee table is on top of the rug and there is a further small table in the corner on the left.
A wall mounted flat screen TV is to the left, this is 128cm from floor to underside and 174cm from floor to top of the screen. There is also a log burner to the left of this TV situated in a small alcove. In the room there are low level electrical sockets.
The two lockable sliding doors out to the balcony have a width of 126cm when open and there is a step down onto the riverside balcony of 20cm. There is a glass safety panel wrapping round the balcony.
Cloakroom
The door to the separate cloakroom is off the hallway at the foot of the stairs and measures 70cm wide. This has step free access onto wooden flooring. This room has 2 automatic motion-censored floor spotlights plus 2 recessed spotlights. To the left is a wall mounted towel ladder style rail with a sink opposite with a height of 85cm. There is also a conventional toilet which is 44cm from floor to seat lip.
Bedroom 2
The second bedroom is also accessed off the hallway at the foot of the stairs, with a small threshold lip down onto carpeted flooring, the door has a sliding mechanism and when open is 72cm wide. This room is lit by 8 recessed spotlights, 2 wall mounted side lights and a large floor to ceiling window to the right wall which has blinds and a thin curtain.
In the middle of the room against the back wall is a super king bed with a mattress height of 54cm, this has a built-in bedside table either side which are 52cm high and the wall mounted side lights are above these. There are electrical sockets on either side of the bed above the bedside tables. A wall mounted flat screen TV is positioned to the right of the room, this measures 140cm from floor to underside and is 173cm from floor to top of the screen. To the left of the room is 1 wicker chair which is 47cm floor to seat height and then 62cm floor to arm. A double built in wardrobe is to the far left back wall and there are also built-in cupboards all along this back wall for extra storage.
Bedroom 2 Ensuite
The ensuite bathroom is to the left of the bedroom, this has a sliding doorway with a width of 73cm, there is a small lip on the threshold down onto tiled flooring. There are four automatic motion-censored spotlights on the floor and a further 5 recessed spotlights on the ceiling.
The bath is to the right of the room and measures 59cm high, 51cm in width and 140cm in length. To the left of this is a wall mounted towel rail and also a sink which is 85cm high. To the far left is a walk-in shower, the doorway to this is 69cm wide and there is a glass fixed flooring to ceiling shower screen. The shower cubicle measures 82cm wide and 138cm long.
Garden/Balcony
The garden area is accessed by the external door off the ground floor hallway. The door has a width of 98cm with a step down of 16cm to a paved slab and gravelled area. There is 1 spotlight above the doorway. On the gravelled area of the garden facing the door, there is a wicker 2 seater sofa and 2 separate wicker armchairs with a teak coffee table and a weathertight box for the storage of cushions for the chairs. There are no external lights. On the paved area there are 2 teak sun loungers.
To the right, the riverside balcony can be accessed step free from the paved garden area (or via the step down from the living room sliding patio doors). On the balcony there is a round teak dining table, 4 teak dining chairs and a teak bench. There are external spotlights above the glazed sliding doors but no other external lights.
The Edge is situated on a cliff edge above the River Dart. The safe outside areas are demarked by paved & gravelled sections of the garden and the 2 balconies. The rest of the garden should not be entered under any circumstances.
GENERAL
All light switches throughout the property are positioned at conventional heights c115cm above ground level.
There is wi-fi for guest usage but no landline telephone.
In the garage you will find a fridge freezer and washing machine, both below counter level and a freezer unit above counter level.
