Ideally situated in the sought after village of Kingswear, on the banks of the River Dart, the views from ‘The Edge’ are out of this world. You can't get more waterside than this wonderful, sheltered and sunny haven where you can spend your day relaxing and watching life on the river.

Kingswear lies on the on the South Devon Coast with excellent road connections to the M5 via the A380. From 'The Edge' so much is on your doorstep It is a short walk to the characterful ‘Lower Ferry’ which takes you quickly to the bustling town of Dartmouth on the opposite side of the river, either on foot or by car. From there you can explore the many shops, visit the historic castle or embark on a scenic river trip. In Kingswear itself there is a busy Marina, post office, local shop, two pubs and of course Kingswear station for the historic and scenic steam train journey to Paignton. Nearby Paignton also has a mainline train station with regular services running to London or up the West Coast main line.

History, Epic Coastlines and Festivals
For history and garden enthusiasts don't miss Dartmouth Castle, Agatha Christie's home Greenway and Colton Fishacre. For walkers the South West Coastal Path is literally on your doorstep offering stunning coastline treks to the East and West as well as up the river to Dittisham and Totnes, or for rugged moorlands visit the nearby Dartmoor National Park. Travel enthusiasts can marvel at the 3 very different ferry options to cross the River Dart, enjoy a trip on the only remaining paddle steamer in the country and of course board the steam train in Kingswear for a memorable trip up river, cross country and along the coastline to Paignton. Beach options range from small coves, such as Sugary Cove by the castle, to the picturesque crescent shaped Blackpool Sands and the epic Slapton Sands. For festival enthusiasts Dartmouth offers annually a Music Festival, Food Festival and of course the c179 year old Annual Royal Regatta. Numerous excellent eating and drinking options are only a short walk and ferry ride away.
